Why ownership is the frontier
Everything we learned about community has one structural limit: renters leave. Decision-making ownership exists in the best coliving spaces; financial ownership almost never does. Meanwhile an entire generation is priced out of buying anything at all.
Micro-living attacks both problems at once. Smaller, smarter homes bring the entry price of ownership down. Village-scale layouts bring back what suburbia optimized away: neighbors you actually know.
Co-Homes: the unit
Our development thesis, built through 2024 and 2025 in Lisbon's Almada region: 35m² modular studios, designed by leading modular architects, targeting a sale price under €350,000 in build-to-sell and around €1,000 per month in build-to-rent.
The economics come from modular construction: €700 to €1,800 per m² and 30 to 50% faster builds than traditional methods, at Portugal's 35m² regulatory minimum for a standalone dwelling.
Co-Village: the settlement
The fuller vision is a nature-integrated village of tiny homes near Lisbon: 35, 55 and 70m² units between €180,000 and €360,000, arranged in clusters that grow from 12 to 48 homes. Shared gardens, a common house, and the community systems we spent a decade refining, applied to owners instead of renters.
Everything we know about cluster sizes, onboarding and self-governance transfers directly. A village is a coliving space with the roof taken off.
Where this stands
Micro-living is a vision we developed seriously, including sites, architecture partners and financial models. It is not our active focus today, and that's deliberate: a project like this deserves the right development partner, not a distracted one.
