Insights Into Coliving Tenant Profiles
Knight Frank has gathered evidence from completed schemes, which provides an insight into current tenant profiles. The analysis shows that 72% of tenants who live in co-living schemes are aged between 26 and 40, with the largest proportion aged between 31 and 35 (35%).
Demand is expected to grow further as more tenants also become aware of the benefits that co-living schemes can offer, such as the typical fixed single monthly payments, which include rent and bills.
The report also identified that there are approximately 1.7 million individuals currently renting in shared accommodation in urban centres across the UK – who form the target market for co-living.
Rental values in co-living schemes often appear to be at a premium to the wider private rented sector. However, Knight Frank highlights that the all-inclusive nature of co-living rents, which includes costs such as council tax, energy bills, wi-fi, and access to amenities, means that on average, schemes in London are targeted at a c.7% discount versus the all-in cost of living in other private rented sector (PRS) accommodation. It also shows a 14% discount relative to build-to-rent homes, making it a more affordable option for private renters.
